Maintenance Mechanic II- General Services,

Duties

Building Maintenance & Repair:

  • Perform general maintenance and repair using hand and power tools, ensuring safe and proper use and storage.
  • Perform construction and renovation work on interior and exterior floors, roofs, and wall systems.
  • Repair or replace structural building components such as footings, columns, beams, joists, trusses, and related elements.
  • Perform roofing and siding maintenance, including patching leaks and repairing or replacing siding, soffits, fascia, trim, gutters, and downspouts.
  • Perform concrete and masonry work, including building forms, installing reinforcement, placing and finishing concrete, and installing or repairing paver stones.
  • Maintain and repair windows and doors, including securing broken units, replacing glass, installing hardware, and ensuring proper operation.

Electrical, Plumbing & HVAC Maintenance:

  • Perform electrical maintenance, including repairing fixtures, ballasts, switches, and outlets; assist master trades personnel as needed.
  • Perform plumbing maintenance, including repairing basic fixtures, replacing lines, traps, fittings, valves, and assisting master trades personnel.
  • Perform HVAC maintenance, including minor repairs to furnaces, air conditioners, fans, pumps, and gearboxes.
  • Conduct routine HVAC tasks such as lubricating moving parts, replacing belts and filters, and cleaning coils and condensate lines.

Interior Finishes & Installations:

  • Install carpet, vinyl, wood, and ceramic flooring systems.
  • Install and maintain building hardware.
  • Perform finish work, including installing ceiling grids, panels, and trim, and painting building surfaces.
  • Install and repair furniture, fixtures, and equipment (FF&E).

Contractor Oversight:

  • Occasionally oversee contractors performing installation or repair services.

Work Order & Administrative Tasks:

  • Use computer maintenance management system (CMMS) software to retrieve, track, and close work orders.
  • Understand and follow verbal and written instructions and operations/maintenance manuals.

Work Conditions & Miscellaneous:

  • Perform overtime and on-call work as required.
  • Perform other related duties as assigned.

SUPERVISORY RESPONSIBILITIES:
There are no supervisory responsibilities associated with this position.

Qualifications

Any combination of education and experience equivalent to completion of the 12th grade and three (3) years of progressively skilled experience in building/industrial maintenance and repair.

REQUIRED CERTIFICATIONS, LICENSES, AND REGISTRATIONS:
Possess of a valid driver's license. 

PREFERRED EDUCATION, KNOWLEDGE SKILLS, AND ABILITIES:
  • Skill in the care and use of tools and equipment commonly used in building maintenance and repair.
  • Skill in the use of varied hands, power, and bench tools.
  • Skill in the care and use of tools and equipment commonly used in facility maintenance and repair operations.
  • Ability to install and perform basic repairs on electrical fixtures, plumbing and mechanical equipment; and the ability to perform basic repairs to buildings.
  • Ability to understand and follow oral and written instructions.
  • Ability to interpret and work from sketches, layouts, and blueprints.
  • Ability to perform manual tasks requires dexterity.
  • Ability to maintain records and reports.
  • Ability to operate forklifts and other motorized equipment.
  • Ability to establish and maintain effective working relationships with others.
  • Knowledge of the occupational hazard and safety precautions applicable to buildings, grounds, and industrial maintenance work

While performing the duties of this job, the employee is regularly exposed to the elements of inclement weather conditions. The employee is frequently exposed to moving mechanical parts and vibration.

The employee is occasionally exposed to high, precarious places, fumes or airborne particles; toxic or caustic chemicals; and risk of electrical shock. The employee may be exposed to the hazardous conditions of a construction site. The noise level in the work environment is usually moderate.  This position is designated as an emergency/essential position and may be required to respond in a variety of emergency situations. 

The employee is responsible for using safety devices and protective equipment in order to minimize the frequency and severity of work-related accidents. The employee is also responsible for using safe practices and methods in the operation of equipment and supplies related to their particular job. The employee is further responsible for correcting and/or reporting any conditions within the building or grounds that may be hazardous to the public, co-workers, or other county employees.
